Frequently asked questions about AxiRent
What is AxiRent and what is it used for? +
AxiRent is web-based property management software from UAB Terra IT in Kaunas, Lithuania. It is aimed at landlords of long-term and short-term rentals and at rental agencies that collect rent for owners and pay them monthly. Its features include leases, invoices, payment reminders, meter readings, handover reports and reports on income and costs. For short-term rentals there is a shared calendar for Airbnb, Booking.com and direct bookings, door codes and cleaning schedules. The website is available in Lithuanian and English, and the provider does not mention native apps.
Does AxiRent run on European infrastructure? +
Partly. The PostgreSQL database is at Supabase, a US provider, in an EU region. The application runs on Vercel, also a US provider, and the AI features use the Google Gemini API, in both cases without a location stated in the legal documents. Files are stored in Supabase Storage or alternatively in Cloudflare R2, and voice recordings are transcribed by Groq with OpenAI as a fallback. Cloudflare Turnstile checks the sign-up form, and requests for human support reach the team through Slack, including the assistant conversation. For processing outside the EU, the data processing agreement refers to standard contractual clauses. On the axirent.com website, Google Analytics 4, Google Ads and Meta Pixel are used only with consent.
What AI features does AxiRent offer? +
The AI import reads Excel files, PDFs, photos or a Google Drive folder and sorts the data into sections for review before saving. Meter photos are read automatically, and unusually high consumption is flagged before invoicing. The AI drafts replies to guest messages based on booking and property details. An assistant answers questions, takes meter readings and fault reports and can hand over to a person. According to the data processing agreement, only the content needed for each action is sent to the Google Gemini API. Usage is limited by monthly AI credits depending on the plan.
